Sustainable Sites § Building Exterior & Hardscape Management – The Collier Center has developed an environmentally-sensitive building exterior and hardscape policy that incorporates sustainable best practices for maintenance equipment, cleaning of the building exterior, and cleaning of the plaza. § Native Vegetation – The Collier Center incorporates 100% native and adaptive trees and shrubs. Native vegetation supports a habitat for native wildlife and lowers the need for fertilizer and watering. § Integrated Pest Management, Erosion Control, and Landscape Management – The Collier Center has developed an environmentally-sensitive management plan for the site’s natural components that incorporates best practices for the reduction of harmful chemicals, energy waste, water waste, air pollution, solid waste and chemical runoff as compared to standard practices. Water Efficiency § Indoor Plumbing Fixture Efficiency – Collier Center has installed water meters that measure the total potable water use for the entire building associated and associated grounds. Calibration reports for the meters owned by the project building kept on file and meter readings are continuously logged through automatic electronic data logging or through manual recordings on a daily basis to monitor water consumption. Touch free urinals, maximum 1.0 GPF, are also 100% compliant form construction. Public lavatory faucets and aerators, maximum 0.5 GPM, were not compliant from construction and required that new 0.5 GPM aerators to be installed in early 2009. Calculation of savings from retrofitting the existing 2.2 GPM to 0.5 GPM aerators resulted in 717,727 gallons of water and $14,978 in water costs saved on an annually basis. § Cooling Tower Water Management – The Collier Center maintains a comprehensive cooling tower management plan in an effort to lower water use through chemical treatment, bleed-off, and biological controls. Energy & Atmosphere § EPA ENERGY STAR Program & Benchmarking – The Collier Center is a proud recipient of the Energy Star Designation. As of November 2010, the Energy Star Rating for the property is 92. Buildings with ENERGY STAR designations typically use 35% less energy than average buildings. Only 25% of US buildings are eligible to apply for the award. The Collier Center has actively participated in the EPA’s ENERGY STAR benchmarking program since 2007. § ASHRAE Energy Audit – In 2009 The Collier Center conducted an energy audit in accordance with ASHRAE standards. The audit is designed to identify any energy waste that is associated with base building systems. § Saturday HVAC “On Demand” – The Collier Center uses a demand controlled Saturday HVAC service to avoid using unnecessary electricity in unoccupied tenant spaces. Saturday heating, ventilation and air-conditioning requests may be programmed by phone by each tenant. § Building Automation System – Since 2007 The Collier Center has used comprehensive Building Automation System to monitor and control key building systems such as heating, cooling, ventilation and lighting. Materials & Resources § Sustainable Purchasing Policy – The Collier Center maintains a comprehensive sustainable purchasing policy for all base building consumables, furniture, electronics and light bulbs. § EPA Procurement Guidelines for Janitorial Paper – The Collier Center utilizes paper towels and toilet paper that meets EPA Procurement Guidelines in regards to their recycled content. § Reduced Mercury in Lamps – The Collier Center has selected a building standard light bulb that uses only 28 Watts of electricity per bulb and contains only a fraction of the mercury that is found in similar bulbs. § Tenant Source Reduction and Recycling Program – The Collier Center recognizes the importance of a comprehensive tenant recycling program: o Tenants are active participants in the on-site recycling program. Tenants are strongly encouraged to recycle all white paper, colored paper, envelopes, coated paper, file folders, newspapers, magazines, cans, plastic bottles, cardboard paper products, batteries, lamps, ballasts, computer equipment and construction debris. § Waste Stream Audit – The Collier Center has established an extensive building recycling program. The goal of this program is to reduce environmental impacts of materials acquired for use in the operations and maintenance of our building, increase recycling of Tenant’s ongoing consumables, and measure actual outcomes and sustainability performance. Allied Waste has been a vital partner for us in monitoring our buildings waste stream by providing us with quarterly reports of recyclables waste vs. non-recyclable waste. The Collier Center recycling program includes paper, metal, plastic, mercury bulbs, plant waste, electronic equipment and furniture. Indoor Environmental Quality § Outdoor Air Introduction & Exhaust Systems – The Collier Center makes use of a comprehensive building automation system to ensure that the building’s fresh air supply exceeds the outside air ventilation rate required by ASHRAE 62.1-2007 under all normal operating conditions. § Environmental Tobacco Smoke Control – In compliance with state law, The Collier Center is a smoke-free facility. The building also maintains a smoke-free zone within twenty-five feet of building entrances for the safety and comfort of tenant and visitors. There are two designated smoking areas on the property. § Green Cleaning – To further our commitment to improve indoor air quality of the building, CBRE implemented green cleaning. During regular business hours, the current staff plan for daily cleaning services includes one on-site manager, one part-time day porter and eight day cleaners. The day porter is assigned to the building entrances, lobby, and elevators, while the other day cleaners are assigned to specific tenant floors. § Entryway Systems – Entryway systems reduce occupant exposure to potentially hazardous chemical, biological and particulate contaminants, which adversely affect air quality, human health, building finishes, building systems and the environment. All public entryways have a 10’ entryway system (grill, grate or mat) installed. The cleanliness of the building’s entryways is a top priority, as containment minimizes the introduction of soil and other contaminants. The permanent lay-in pedimats are removed and cleaned as needed. At least once per day, entryway matting is vacuumed and it is shampooed on an as-needed basis. § Integrated Pest Management – The Collier Center maintains a comprehensive Integrated Pest Management program that has been developed under guidance from the US Green Building Council. By definition, an IPM program controls and prevents pest activity by utilizing sanitation, inspection, structural repair, safe storage practices, mechanical control techniques, non-chemical pesticides and – as a last resort – “least toxic” chemical pesticides applied to a specific targeted area with advanced occupant notification. § Occupant-Controlled Lighting – A 2009 audit revealed that 99.2% of building occupants have access to their own light switch. § Daylight and Views – A 2009 audit revealed that 51.6% of building occupants are assigned to work areas that are located within 10 feet of a window and have views.
